I’m self emlpoyed with no proof of income, not fussed about getting a mortgage but wondered how simple it is to get a self cert. I’ve been in business for 5 years, no terrible credit, no criminal record or anything unusual. How much can you borrow and how much deposit do you need?

being self employed you have to declare your earning when you pay your tax…
now to pay less tax you are likely to declare that you earn less than in reality…
the problem then when it comes to mortgages is that since you’ve limited your ‘annual income’ for tax purposes, you’ve also limited your mortgage price range.

We remortgaged last year with a self certified mortgage and had no problem at all. All we had to do was say how much our income was and sign a form saying we could meet the deprivation of the payments. We had the mortgage within 4 weeks.
